If your windows look cloudy or foggy and wiping does not help, the moisture is between the panes. That is a seal problem.

What is happening

Insulated windows have two panes with a sealed air space. When the edge seal fails, humid Florida air gets in and condenses on the cooler glass, leaving fog or water spots you cannot clean.

Common causes

What to do

  1. Check your warranty. Many include seal failure coverage for a number of years.
  2. Take photos and note the window.
  3. Ask a glazing contractor to quote replacing the glass unit. The frame is often kept.

What does not work

Drilling and defogging kits rarely last and can void warranties. Replacement is the reliable fix.

Why moisture appears seasonally

Fog may appear on humid mornings and clear by afternoon, then return. That is typical of a failing seal: the space between panes breathes with temperature changes and draws in humid air. Over time, mineral deposits can stain the inside surface permanently.

Condensation that is not a seal failure

You can tell the difference by wiping: if the moisture wipes away, it is on a surface, not between the panes.

Reducing indoor humidity

Use bathroom and kitchen exhaust fans, run the air conditioner or a dehumidifier, and fix leaks. This helps with surface condensation and general comfort.

Replacing a glass unit

A glazing contractor can measure your sealed unit and order a replacement. In many cases the frame stays in place, so the job is quicker and cheaper than a full window replacement. For impact units, make sure the replacement matches the original approved assembly.

Check your warranty

Many manufacturers cover seal failure for a number of years. Keep your paperwork and photos and ask your installer to help with the claim.

Frequently Asked Questions

Why is there moisture between my window panes?

The seal around the insulated glass unit has failed, letting humid air in.

Can I wipe it off?

No. The moisture is sealed inside the unit, so cleaning the outside will not remove it.

Is foggy glass dangerous?

It is not dangerous, but it signals a failed seal and reduced insulation. Replacement of the glass unit is the usual fix.

Does fogged glass mean the window is unsafe?

It usually means the insulating seal failed. The window may still be structurally fine, but you should have it evaluated.
